Notice of Water Shut Offs Week of Aug. 15th
Dear Fairfield Oaks Community,
After multiple visits from the Sewage and Water Department to Fairfield Oaks to check the meter and the clean-outs, followed by visits with Supervisor James Giddens and many attempts by Universal Plumbing to find the source of water leaks the problem remained unresolved.
Therefore the board requested an investigation with the city water department technicians and Fitzgerald Plumbing to meet simultaneously at the property Wednesday, August 11, 2021, for a concerted effort to determine the source of the problem. The team walked the property using sonar leak detection equipment and FFO blueprints to locate leaking pipes. In addition, the water department installed a new dial on the low flow meter.
The team found evidence of a leaking pipe underground in Building One. (The water has been cut off on building one since the day of the fire.) There is also evidence of two more leaks elsewhere on the property.
Monday, August 16, 2021, Fitzgerald is scheduled to cap off T-pipes leading to Building One. (This will not impact the water looping system for the rest of the property.) Fitzgerald will also repair other leaks on the property after the work is done on building one.
We have been advised that it is very important that every single condo occupant and owner check their unit and building for any small faucet leaks or running toilets. Please do your part to alleviate exorbitant water usage by fixing leaking faucets and running toilets and reporting to our manager, Cathy, any signs or sounds of leaking water in your building or on the property.
Thank you for your help and cooperation!
Owners, please inform your tenants that water may be cut off this week for repairs to leaking pipes. Fitzgerald will let us know day and times and we will keep you posted so that you can plan accordingly.
